Deposits and payment in full
A 30% deposit is required to hold the Vila. This can be done
by credit card, wire transfer, money order or check (personnel
checks must be received 60 days before arrival). FULL payment
must be received 14 days before arrival.
CONDITION OF THE PROPERTY
We confirm the property is maintained in excellent condition
and representative of our promotion (web site) and that of
quality that one would expect from a deluxe Villa in SeaHorse
Ranch. Also that all required property registrations, certifications,
and inspections are in accordance with applicable local laws.
CANCELLATION POLICY
Cancellation by the CLIENT more than seventy (70) days prior
to arrival, we will refund one hundred percent (100%) of the
deposit or rental fee paid.
- Cancellation by the CLIENT between forty five (45) days
and seventy (70) days prior to arrival, we will refund 50%
of the deposit.
- Cancellation by the CLIENT less than (45) days prior to
arrival, we are not obliged to refund any part of the rental
fee or deposit received.
In case of cancellation, Villa # 84 will honour the deposit
within one year from the date of cancellation. New dates are
subject to availability and prices may vary. No refund will
be made for unused days or early departures.
FORCE MAJEURE
In the event of a major force majeure such as a fire, earthquake,
hurricane, flood or other circumstances outside the control
of a party which prevents the proposed tenant from obtaining
normal use of the property, all rentals received by the client
shall be refunded. In the event of a force majeure causing
the CLIENT to be vacated from the property, the unused portion
of the vacation on a pro-rata basis will be refunded by us
to the client.
Normal transportation problems (airlines or rental car companies)
are NOT refundable in any circumstance unless of a MAJOR
FORCE MAJEURE.
RESPONSIBILITY AND INDEMNIFICATION
Accidents
The client releases Villa # 84 and its owner from any and
all liability for injuries and damages suffered by the client,
the occupants and any guest allowed to enter the villa, in
or outside, during the rental period. The client agrees to
hold the owner of Villa # 84 harmless for any and all claims
which might be made by the client and/or occupants and guests.
Security Deposit
All guests are required to give a major credit card as a
security deposit. No charges will applied to the card unless
there is damage to the villa or it's contents during the rental
period. Security deposits will be charged for long distance
phone calls that are not authorized.
Damages to the Property or Its Content
The client agrees to be responsible for the care of Villa,
furnished appliances, decoration, etc. In case of damages
or loss caused by the client or any of his/her guests, the
client will be responsible for reimbursement to Villa # 84.
Staff
We offer free two staff. Their hours are 8 AM to 4
PM weekdays and 8 AM to 12PM on Sat. Gratuities and/or tips
for the service staff, food and beverages are not included
in the rent.
Occupancy
The total number of persons to occupy the villa during the
period of the rental agreement is to be _____ persons, including
children. The client may have a few guests over to visit which
should not exceed more than half of the total persons occupying
the villa, It is strictly forbidden to grant access to the
Villa to any person offering illicit activities or the use
of illegal drugs or substances. Failure to comply will result
in immediate eviction without refund of rent. All rules and
regulations of SeaHorse Ranch must also be kept.
Suits
Any legal action resulting from dis-agreements or misunderstandings
will be settled (any legal action) in the state of Calif,
USA.
Acceptance
The client has read and agrees to this rental agreement and
supersedes all prior communication, whether written or oral,
stated or implied, and it must be executed by the person(s)
assuming financial and legal responsibility for the booking
who is responsible for all other occupants and invited guests
who will be using the villa.
